This is not an entry-level “project coordinator turned PM” role.
We are looking for a senior construction project manager that has actually lived through full project lifecycles from acquisition support, due diligence and pre-construction through occupancy, turnover and closeout on real multi-family projects involving cast-in-place concrete and cold-form steel systems.
If your experience is limited to administering consultants, updating schedules and sitting in OAC meetings while others solve the hard problems, this role is not for you.
We are looking for someone that understands how developments actually get built.
Someone that understands the relationship between development, financing, design, procurement, construction, schedules, lender reporting, consultant coordination, trade management and client expectations.
Someone that can walk into a difficult project and stabilize it.
We need someone who:
- Has led multiple full project lifecycles on mid-rise and multi-family developments
- Understands cast-in-place concrete sequencing, structural coordination and construction logistics
- Has direct experience managing cold-form steel projects and the realities associated with panelization, tolerances, procurement and field coordination
- Can manage projects operating under CCDC 5A and CCDC 5B construction management delivery models with an expert-level understanding of the contractual and operational differences
- Understands the dynamics between owner, consultant, lender, quantity surveyor, municipality, trades and construction management teams
- Can identify problems early instead of documenting them after they become disasters
- Has experience with distressed projects, project recovery, contractor replacement, project takeover and turnaround situations
- Can manage difficult conversations professionally without ego or theatrics
- Can lead teams while remaining accountable themselves
- Understands budgets, schedules, procurement strategy, cash flow and construction sequencing in the real world, not just in theory

If you need a perfectly organized project with unlimited time, unlimited money and fully coordinated drawings before you can operate effectively, this is not the role for you.
Responsibilities
- Lead projects from pre-construction through closeout
- Manage consultants, trades, procurement and site teams
- Oversee budgeting, tendering, scope alignment and construction execution
- Lead OAC meetings, internal coordination meetings and client reporting
- Review schedules critically and hold teams accountable to deliverables
- Coordinate with development, finance and ownership teams to ensure construction decisions align with project objectives
- Manage project documentation, risk exposure, contract administration and change management
- Lead difficult projects through recovery, stabilization and execution
- Mentor junior staff and help build operational systems within the organization
- Maintain accountability across the project team without creating unnecessary friction
Requjired Experience:
- 10+ years of relevant construction and project management experience
- Multiple completed multi-family projects
- Direct experience with cast-in-place concrete construction
- Direct experience with cold-form steel systems
- Extensive knowledge of CCDC contracts, particularly CCDC 5A and 5B
- Strong understanding of construction management delivery models
- Experience in project recovery and distressed project environments
- Ability to read and interpret drawings, specifications, schedules and consultant coordination requirements at a senior level
- Strong financial and operational understanding of construction projects

The right person for this role is calm under pressure, operationally strong, respected by trades and consultants, organized without becoming bureaucratic and capable of making decisions.
You do not need to pretend to know everything.
You do need to be accountable, experienced and capable of leading from the front when projects become difficult.
Compensation will reflect experience, capability and the ability to execute: $150,000-$200,000.00.
