Realta Ventures is seeking an experienced and results-driven Project Manager (Civil Engineer) to lead and manage our redevelopment and SRA projects from planning through successful completion. The ideal candidate will have extensive experience in high-rise residential redevelopment projects, strong leadership capabilities, and the ability to deliver projects within established timelines, budgets, quality standards, and regulatory requirements.

This is a critical leadership role responsible for ensuring seamless project execution while coordinating with multiple stakeholders involved in the project lifecycle.

Key Responsibilities

Project Planning & Execution

• Develop comprehensive project execution plans and construction methodologies.
• Prepare detailed project schedules and monitor adherence to approved timelines.
• Define project milestones, deliverables, and critical paths.
• Plan and allocate manpower, materials, machinery, and other project resources efficiently.
• Identify potential project risks and implement mitigation strategies.

Site Management & Construction Supervision

• Lead day-to-day site operations to ensure smooth execution of redevelopment projects.
• Monitor construction progress and ensure activities are carried out as per approved drawings, specifications, and project requirements.
• Coordinate and supervise contractors, subcontractors, and site teams.
• Resolve technical and execution-related challenges to avoid delays.
• Ensure timely completion of project milestones.

Cost Control & Commercial Management

• Monitor project budgets and control construction costs.
• Review project expenditures against approved budgets and recommend corrective actions when required.
• Verify contractor and vendor bills, work measurements, and certifications.
• Evaluate variation orders, additional scope works, and cost implications.
• Support the preparation of project cash flow forecasts and cost reports.

Quality Assurance & Quality Control

• Establish and maintain robust quality control procedures across all stages of construction.
• Conduct regular inspections to ensure compliance with approved specifications and industry standards.
• Identify deficiencies and implement corrective and preventive measures.
• Coordinate quality audits and maintain quality documentation.
• Promote a culture of continuous improvement and quality excellence.

Health, Safety & Statutory Compliance

• Ensure strict implementation of health and safety practices at project sites.
• Conduct toolbox talks and safety awareness programmes for site personnel.
• Monitor adherence to safety regulations, company policies, and industry standards.
• Ensure compliance with all statutory approvals, labour regulations, and construction-related requirements.
• Investigate incidents and implement preventive measures where necessary.

Stakeholder Coordination

Coordinate effectively with internal and external stakeholders, including:

• Architects
• Structural Consultants
• MEP Consultants
• Contractors and Subcontractors
• Quantity Surveyors
• Liaison Teams
• Government Authorities and Regulatory Agencies
• Facilitate timely decision-making and resolution of project-related issues.
• Maintain effective communication among all project participants.

Project Reporting & Monitoring

• Prepare and present periodic project progress reports to senior management.
• Monitor project performance against timelines, budgets, and quality benchmarks.
• Identify delays, risks, and bottlenecks, and recommend practical corrective actions.
• Maintain comprehensive project documentation and reporting systems.
• Participate in management review meetings and provide strategic updates on project status.

Qualifications & Experience

• B.E./B.Tech in Civil Engineering from a recognized institution.
• PMP certification or equivalent project management qualification will be an added advantage.
• 02-03 years of relevant experience in real estate, redevelopment, and SRA projects.
• Proven experience in managing high-rise residential and mixed-use developments from inception to handover.
• Strong understanding of construction methodologies, project controls, contracts, and regulatory requirements.
• Excellent leadership, team management, negotiation, and stakeholder coordination skills.
• Proficiency in project management and reporting tools such as MS Project, Primavera, AutoCAD, and Microsoft Office.
