Job Description: Manager - Leasing / Assistant Manager - Leasing (Retail brands)

M2G is looking for a Leasing Manager / Assistant Manager to lead and own the leasing function through strategic tenant acquisition, tenant mix planning, negotiations, documentation ownership, and end-to-end tenant onboarding. The role is responsible for driving leasing targets, optimizing occupancy and revenue, leading mall launch leasing activities, and managing key internal and external stakeholders. This position demands strong commercial acumen, decision-making ability, and leadership in a fast-paced retail environment.

• Responsible for achieving leasing targets, occupancy levels, and revenue outcomes for the mall
• Mall floor wise category zoning and brand mix assortment finding of anchor, mini anchor, EBO’s in all categories from the market
• Lead strategic tenant acquisition by building, managing, and converting a high-quality tenant pipeline through market research, networking, and industry relationships
• Lead commercial negotiations with brands and finalize rental terms in line with approved pricing and business objectives
• Conduct in-depth competitor benchmarking and provide actionable market intelligence to guide leasing strategy and rental positioning
• Own preparation, validation, and closure of leasing documentation including LOIs, term sheets, and lease agreements, ensuring compliance and timely approvals
• Drive and oversee tenant onboarding, ensuring all milestones from signing to store opening are completed as per timelines
• Ensure accuracy and governance of tenant trackers, MIS, and leasing dashboards for management reporting
• Lead and conduct site visits, mall walkthroughs, and senior-level meetings with prospective tenants and brand partners
• Work closely with marketing teams to plan and execute mall launch activities, leasing roadshows, and brand outreach initiatives
• Guide, mentor, and review the performance of junior leasing team members and ensure process discipline
• Identify gaps in leasing processes and implement improvements to enhance efficiency and closure velocity

Skills: Tenant acquisition and negotiations, strategic tenant pipeline management, commercial negotiations, leasing documentation and compliance, stakeholder management, team leadership and mentoring, market intelligence.

Other details:

Educational Background: Bachelor’s degree in Business Administration, Management, Real Estate, Marketing, or a related field.

Experience

Must have relevant experience in leasing, retail real estate, business development, marketing, or retail/brand activation roles

CTC: Up to 6 LPA (Variables apply)

Base Location: Chennai

Workweek: Mon – Fri., 10 am – 7pm

Probation period: 90 days
