About The Opportunity
On behalf of our client, a leading Canadian pension fund, we are seeking a Senior Analyst or Associate to join the Real Estate Investments team, reporting to the Director. The successful candidate will support the full investment and asset management lifecycle — from underwriting and modelling new transactions to actively managing an established global real estate portfolio across residential, office, retail, and industrial assets.
The successful candidate will be a high-performing finance or real estate professional with a strong analytical foundation, proven financial modelling capability, and the curiosity and drive to develop into a senior investment professional within an institutional, globally connected platform.
The compensation package is a base salary in the range of $100,000–$150,000, depending on level of experience and title alignment, with a significant performance-based bonus, alongside a comprehensive benefits and RRSP program. Candidate Profile Summary
You are an early-career investment professional with strong financial and analytical instincts and a clear passion for real estate as an institutional asset class. You bring discipline and rigour to financial modelling, an eye for detail in due diligence, and the confidence to work alongside experienced investment managers across complex, cross-border transactions.
You are equally comfortable building cash flow models, stress-testing assumptions, and synthesizing market research into clear, evidence-based investment recommendations. You navigate multiple priorities with composure, manage deadlines without sacrificing accuracy, and take ownership of your work product end-to-end.
You bring a collaborative mindset and the cultural fluency to engage confidently with internal stakeholders and external partners across North America. You are proactive, organized, and motivated by the opportunity to contribute meaningfully to the long-term performance of an institutional real estate portfolio.
Responsibilities
Investment Underwriting & Analysis
- Work alongside Managers and Directors to evaluate prospective real estate transactions across residential, office, retail, and industrial assets, including direct deals and JV partnerships
- Lead the development and validation of financial models for equity and debt real estate investments, including cash flow projections and return analyses
- Stress-test underwriting assumptions across revenue, operating expenses, financing, tax, and fee structures to assess sensitivity and downside scenarios
- Evaluate transaction-specific risks, partnership structures, and capital flows to inform investment recommendations
- Lead the preparation of investment recommendation memoranda and supporting materials for IC approval
Due Diligence & Investment Committee Support
- Support Managers and Directors throughout the due diligence process, coordinating across internal team and external advisors
- Synthesize and follow up on third-party reports, including physical, environmental, financial, legal, tax, and insurance diligence
- Contribute to drafting administrative and partnership documentation tied to live transactions
- Help prepare and present new investment opportunities at weekly Real Estate Management Investment Committee meetings
Asset Management & Portfolio Oversight
- Collaborate on active management of the firm's North American real estate portfolio
- Develop and maintain asset-level business plans, partner reviews, and asset strategy presentations
- Conduct ongoing valuation work to track real estate market movements and ensure portfolio values reflect current conditions
- Monitor performance against business plans, identifying and reporting deviations from projected budgets
- Author decision recommendations outlining analysis on financing, hedging strategies, leasing, and other asset-level decisions
Market Research & Strategy
- Conduct ongoing research across asset types and geographies to identify emerging trends, risks, and investment opportunities
- Track real estate indices and benchmark performance to inform portfolio strategy
- Prepare materials and analyses to support presentations to senior leadership and the Board of Directors
Qualifications
- Bachelor's degree in Finance, Economics, or Real Estate; M.Sc. in Finance or MBA considered an asset
- Professional designation (CFA, CPA, or equivalent) considered an asset
- Minimum two (2) years of relevant professional experience in institutional investments; direct exposure to real estate transaction analysis is a strong asset
- Demonstrated proficiency in financial modelling and cash flow analysis for real estate investments
- High level of competency with MS Office (Excel, Word, PowerPoint); familiarity with ARGUS is an asset
- Strong written communication skills, with the ability to translate analysis into clear, evidence-based recommendations
- Strong analytical, quantitative, and research capabilities, with sharp attention to detail
- Ability to manage multiple workstreams and competing deadlines without compromising accuracy
- Self-starter with a high level of autonomy, drive for results, and a forward-looking mindset
- Collaborative, organized, and methodical, with the flexibility to adapt to evolving priorities
- High standard of professional integrity, discretion, and work ethics
- Some travel may be required
