GENERAL SUMMARY:
District Wharf Properties (DWP) is seeking a high-caliber Analyst to join its Investment Management Team. This is a premier opportunity to provide financial and analytical support for The District Wharf ("The Wharf"), a globally recognized 3.3 million square foot mixed-use neighborhood.
While this role will focus on the multifamily and hotel portfolios, the Analyst will provide critical support across the entire DWP platform, including retail, office, maritime, and common area uses. This position is designed for a motivated professional looking to master the complexities of integrated mixed-use asset management within one of the most impactful real estate projects in the DC metro area. Because our headquarters is located on-site at The Wharf, the Analyst will have the unique opportunity to immerse themselves in the portfolio, interact with operations firsthand, and see the real-world impact of their financial strategies.
RESPONSIBILITIES
- Develop and maintain property and portfolio financial models.
- Support Investment Managers in evaluating lease transactions, redevelopment opportunities, and capital markets activity (including refinancing and dispositions).
- Coordinate the monthly and quarterly reporting process for internal leadership and external institutional partners.
- Perform deep-dive market research to track competitive sets and benchmark performance for the residential and hotel portfolios using industry data and available resources.
- Assist in the budget review and preparation of the annual business plan.
- Track and ensure compliance with loan documents, management agreements, and ownership requirements.
- Assist the team during the biannual third-party property appraisal process.
- Explore and implement AI-driven tools to streamline financial reporting, enhance data visualization, and improve departmental workflows.
- Execute ad hoc financial analyses to support the Senior Vice President and CEO on strategic initiatives across The Wharf’s ecosystem.
EDUCATION, EXPERIENCE AND SKILLS REQUIRED:
- Bachelor’s degree in finance, real estate, hospitality, economics, or a related field, with 0-2 years of relevant work experience.
- Strong interest or background in hospitality and/or multifamily asset management is highly preferred.
- Excellent analytical, quantitative, and problem-solving skills with the ability to identify trends within complex datasets.
- High level of proficiency in Microsoft Excel (financial modeling), Word (business plans) and PowerPoint (professional presentations).
- A track record of utilizing or a strong desire to learn and implement AI tools to enhance productivity and analytical depth.
- Foundational understanding of key financial concepts (NPV, IRR, DCF, CAGR, etc.).
- Meticulous attention to detail and a high degree of intellectual curiosity.
- Ability to thrive in a fast-paced environment where managing multiple deadlines and pivoting between asset classes is the norm.
- Exceptional communication skills and the ability to work collaboratively across the wider DWP investment team.

COMPENSATION: 80 - 85k discretionary 10% annual bonus
