Job Description
Strategic Legal Leadership
- Lead legal strategy for large-scale land acquisitions, development partnerships, and joint ventures.
- Provide transaction-level legal advisory to senior leadership on complex land deals and investment structures.
- Partner with the acquisition team to support pipeline growth and strategic land aggregation.
Land Title & Due Diligence
- Oversee end-to-end title diligence for land parcels including ownership verification and encumbrance review and coordinate with the senior legal consultants for title due diligence.
- Evaluate land records such as 7/12 extracts, property cards, mutation entries, land conversion records, and zoning regulations.
- Issue legal opinions on title integrity, transaction viability, and legal risk exposure.
Deal Structuring & Documentation
- Lead negotiation and documentation of complex real estate transactions including land purchases and joint development agreements.
- Draft and negotiate key documentation including MoUs, term sheets, conveyance deeds, powers of attorney, and commercial agreements.
Regulatory Strategy & Compliance
- Advise on land revenue laws, zoning frameworks, and development control regulations.
- Manage legal aspects of NA conversion, land use approvals, and regulatory clearances.
- Ensure compliance with RERA and other applicable statutory frameworks.
Risk Management
- Identify and mitigate legal risks associated with land aggregation and development transactions.
- Implement standardized legal processes and documentation frameworks to improve transaction efficiency.
Stakeholder Engagement
- Build relationships with government authorities, regulatory bodies, and local administration.
- Coordinate with external counsel, title investigators, and transaction advisors.
- Support negotiations with landowners, institutional partners, and investors.
Candidate Profile
Education: LLB / LLM from a recognized institution
Experience: 15+ years of experience in real estate transactions, land acquisition, and property law
Key Competencies
- Expertise in land laws and real estate regulations
- Strong capability in transaction structuring and negotiation
- Commercial understanding of real estate development models
- Strategic legal thinking and risk assessment
Job Types: Full-time, Permanent
Pay: ₹120,000.00 - ₹125,000.00 per month
