You are being hired as a Site Head Sales & Client Experience for Astoria, a premium residential project in Bandra. Your role is crucial as you will be the single point of authority on-site, overseeing sales operations, client experience, broker coordination, and pricing discipline. This senior role requires hands-on leadership and the ability to work efficiently within a lean structure. Your focus should be on quality engagements, controlled negotiations, and enhancing long-term brand value. **Key Responsibilities:** - **On-Site Sales Leadership** - Manage day-to-day sales operations at the project site or experience center - Handle pricing discussions, negotiation boundaries, and deal structuring - Ensure a consistent and high-quality client experience in line with the project's positioning - **Broker & Client Engagement** - Develop and maintain relationships with residential brokers and channel partners - Conduct broker meetings, briefings, and site walkthroughs - Engage in senior-level broker and client conversations when necessary - **Deal Oversight & Closures** - Monitor all active sales pipelines and negotiations - Assist Senior Sales Managers with complex deals and closures - Coordinate with legal and finance teams for Agreement for Sale (AFS) execution and collections - **Governance & Reporting** - Ensure compliance with RERA guidelines and internal sales protocols - Maintain accurate reporting of bookings, pipelines, and collections - Provide market feedback and buyer insights to senior management **Candidate Profile:** - 8-12 years of experience in residential real estate sales - Exposure to premium or luxury residential projects is preferred - Strong understanding of broker-led sales in Mumbai, with Western Suburbs experience being advantageous - Proficiency in managing negotiations, brokers, and high-value clients - Knowledge of CRM systems and MIS reporting - Professional, calm, and brand-conscious approach **Reporting Structure:** You will report directly to the Promoter / Managing Director. **Additional Details:** The compensation package includes a competitive fixed salary based on experience, along with a performance-linked incentive structure tied to collections and overall project outcomes.
