If you have this same drive, then let’s talk!  <h4>Purpose of the Role:</h4> Reporting to the Vice President, Asset Management Leasing and Portfolio Strategy (Toronto), with a dotted line to the Director of Asset Management (Toronto), the Senior Analyst, Real Estate Asset Management will be responsible for supporting the Asset Management Team. This is a full-time, in-office role which requires a high degree of collaboration and communication amongst team members both in Toronto and in Vancouver.  This is an on-site role based in our Toronto real estate office.    <h4>Core Responsibilities:</h4> <ul> <li>Collaborate with the Valuations Manager and Finance team to oversee the full valuation cycle, including coordinating with third-party appraisers, reviewing reports, and updating internal models. </li> <li>Administer leasing software across the portfolio, including onboarding new brokers and supporting the leasing program. </li> <li>Manage insurance appraisal processes for Canadian and U.S. portfolios, providing analytical support for the property insurance program. </li> <li>Perform detailed financial analysis on property investments, including net effective rent, repositioning strategies, and hold/sell decisions. </li> <li>Provide lease administration support, including lease abstraction and ongoing management. </li> <li>Oversee IPD reporting and maintain accurate property data within Yardi. </li> <li>Monitor asset performance through review of financial reports, supporting property managers on operations, tenant relations, capital expenditures, and stakeholder management. </li> <li>Support asset management initiatives, including budgeting, business plan execution, market research, acquisitions/dispositions analysis, and mentoring junior team members.    </li> </ul> <h4>Required Skills & Qualifications:</h4> <ul> <li>3-5 years of real estate experience in asset management, appraisal, brokerage or related sectors. </li> <li>Bachelor’s degree with an emphasis in finance, real estate or a related discipline. </li> <li>Experienced with financial modeling and discounted cash flow analysis, contributing to the preparation of major lease recommendation memos to support leasing strategy and asset management decisions.  </li> <li>Sound understanding of real estate valuation methods. </li> <li>Strong computer skills with advanced knowledge of MS Excel and experience with Argus.  </li> <li>Knowledge of Yardi suite of modules is an asset. </li> <li>Ability to travel within Canada and the US, plus a valid driver’s license is an asset.    </li> </ul> <h4>Compensation & Benefits Package:</h4> This position comes with a competitive base salary hiring range of $70,000 - $98,000, dependent on experience, skills, qualifications and internal equity.  At Nicola Wealth, our people grow our business, delight our clients, and live our values every day.
