About The Opportunity

On behalf of our client, we are seeking a senior-level Analyst to support the execution of its investment strategy for a landmark, mixed-use urban development in Toronto. Reporting to the Manager, Investments, you will work closely with the development, infrastructure, and asset management teams to bring financial discipline to one of the city's most significant city-building initiatives.

The successful candidate will be an analytically minded real estate development finance / investments professional with strong Excel modelling skills and hands-on experience building and maintaining complex development pro formas. You bring sound judgment, a collaborative approach to working with varied stakeholders, and the composure to manage multiple competing priorities in a fast-paced, high-visibility environment.

The compensation package is a base salary in the range of $100,000–$120,000, with a 10% bonus and 7% RRSP matching, plus 4 weeks of vacation. Our client is an advocate for equity and diversity and recognizes the importance of leadership engagement within its framework.

Candidate Profile Summary

You are an early career investment professional with 2 - 5 years of experience, bringing strong financial and analytical instincts and a clear passion for real estate as an institutional asset class. You bring discipline and rigour to financial modelling, experience in real estate investment analysis, ideally within a development, institutional, or advisory setting, and you're fluent in building and stress-testing complex development pro formas across land, district, and project levels.

You're comfortable moving between detailed financial modelling and higher-level strategic conversations, and you bring the judgment, communication skills, and team orientation needed to support a small, high-performing investments function inside a fast-moving organization

You bring a collaborative mindset and the cultural fluency to engage confidently with internal stakeholders and external partners. You are proactive, organized, and motivated by the opportunity to contribute meaningfully to the long-term performance of an institutional real estate portfolio.

Responsibilities

Investment Strategy & Financial Analysis

  • Build and maintain development pro formas at the land, district, and project level across single- and multi-phase mixed-use developments
  • Conduct financial, scenario, and sensitivity analysis to evaluate investment options, including land acquisitions, financing structures, affordable housing components, and partnership arrangements
  • Support leasing pro forma analysis to inform development decisions and interim site activation strategies
  • Help prepare reports and presentation materials on investment considerations, including documentation for the parent organization's Investment Committee

Cross-Functional & Master Plan Support

  • Partner with development, infrastructure, and communications teams on research and initiatives tied to master plan and district-level work
  • Gather data and conduct research to support planning and strategic initiatives across the organization
  • Contribute financial and analytical perspective to interdisciplinary projects spanning multiple departments

Asset Management & Reporting

  • Assist with the preparation of board meeting materials
  • Support quarterly and year-end reporting to the parent organization
  • Participate in the annual business planning process, including model updates and financial analysis
  • Assist with the organization's annual appraisal process

General

  • Take on additional projects and initiatives aligned with the team's mandate, as assigned by management

Qualifications

  • 1–4 years of relevant experience in real estate development analysis and/or investments
  • Advanced Excel proficiency, with experience building and maintaining complex development pro formas
  • Post-secondary degree in a related discipline
  • Demonstrated ability to work effectively across a range of stakeholders, applying sound judgment and strong analytical and problem-solving skills
  • Comfortable operating in a high-pressure environment while balancing multiple concurrent priorities
  • Strong alignment with the mission and mandate of an institutional real estate investment organization
  • Excellent oral and written communication skills, with a collaborative, team-oriented approach
  • Sharp, logical thinker who can solve problems and make decisions with accountability
  • Professional and personable, with a positive attitude suited to a fast-paced environment
  • Genuine commitment to the organization's broader goals and values
