Property Manager – High-Rise Apartment Community
Location: Bethesda, MD
Schedule: Full-time (some weekends required for leasing)
We are seeking an experienced Property Manager to oversee the administrative, operational, and leasing functions of a high-rise residential apartment community in Bethesda, Maryland. This role is responsible for staff supervision, leasing, resident relations, financial administration and compliance with Fair Housing and residential housing laws.
Key Responsibilities
Leasing & Occupancy
· Manage all aspects of leasing apartments including - responding to inquiries, scheduling appointments, conducting tours, processing tenant applications and credit checks, and preparing leases
· Coordinate resident move-ins and move-outs
· Schedule and oversee apartment turnovers to ensure timely readiness
· Ensure compliance with Fair Housing laws and local housing regulations
Marketing
· Maintain awareness of local market conditions and trends
· Create and implement marketing plans
· Conduct regular market surveys, including visiting comparable properties
· Coordinate resident engagement activities such as social events, newsletters, and social media communications
Customer Service & Maintenance Collaboration
· Establish and maintain excellent resident relations
· Oversee the timely completion of maintenance requests
· Coordinate daily operations with maintenance staff
· Perform routine building and unit inspections to maintain community standards
Administrative/Accounting
· Collect and process rental payments
· Input and maintain all tenant accounts in residential management software
· Review delinquency reports and send letters.
· Maintain lease and vendor files
· Process purchase orders and approve invoices
· Prepare and distribute rent increase notices
Staff & Vendor Management
· Oversee front desk attendants and cleaning staff
· Coordinate with engineering and maintenance staff to ensure successful delivery of building operations
· Oversee service contractors
· Prepare and submit reports to owners including but not limited to vacancy reports

Qualifications
Preferred
· 2+ years of residential property management experience
· Strong knowledge of Fair Housing laws and residential leasing regulations
· Strong organizational, communication, and leadership skills
Compensation & Benefits
· $70,000 - $90,000 based on experience
· Potential year-end bonus

Pay: $70,000.00 - $90,000.00 per year
