Head/Vice President - Project Funding - Real Estate

As the Head Project Funding for real estate projects, your role will involve sourcing, structuring, and securing funding to ensure timely availability of funds for project execution and growth. Your responsibilities will include:

• Identify and evaluate funding sources such as banks, NBFCs, private equity funds, HNIs, and institutional investors.
• Structure project-specific financing deals like construction finance, lease rental discounting, mezzanine funding, etc.
• Prepare financial models, project reports, and investment memoranda for lenders/investors.
• Negotiate loan terms, interest rates, covenants, and repayment structures.
• Work with senior management to develop capital-raising strategies aligned with company goals.
• Conduct financial feasibility studies and cash-flow analysis for projects.
• Build and maintain relationships with banks, NBFCs, private equity funds, and other financial institutions.
• Manage investor reporting, updates, and compliance with funding terms.
• Coordinate with legal, finance, and compliance teams for loan agreements, sanction letters, and due diligence.
• Ensure adherence to regulatory guidelines like RERA, SEBI, RBI.
• Collaborate with project, sales, finance, and legal teams to align funding requirements with project timelines.

• Strong understanding of real estate financing models, capital structuring, and fund-raising mechanisms.
• Excellent financial modeling, analytical, and negotiation skills.

Qualifications & Experience:

• MBA (Finance) / CA / CFA or equivalent.
• 15-20 years of experience in real estate financing, project funding, or investment banking.
• Proven track record of raising funds for mid-to-large scale real estate residential projects is a must.
