Job Title: Property Transitions Analyst

Location: Norfolk, VA or Greater Dallas Area, TX (Candidate must reside in either location)

Position Summary

The Property Transitions Analyst is responsible for supporting all operational, financial, and administrative activities related to the onboarding and offboarding of properties within the portfolio. This role plays a key part in ensuring smooth transitions by coordinating due diligence, preparing documentation, validating data, and partnering with cross-functional teams across Property Management, Accounting, IT, Compliance, and Asset Management.

Key Responsibilities

  • Coordinate all tasks associated with new property onboarding and property dispositions.
  • Support due diligence processes by collecting, reviewing, and organizing operational, financial, and vendor documentation.
  • Manage transition checklists, timelines, and communication with internal and external stakeholders.
  • Validate incoming data such as rent rolls, vendor lists, service contracts, occupancy information, and resident ledgers.
  • Prepare transition packets, summary reports, and status updates for leadership and project teams.
  • Assist with system setup, including property codes, budgets, lease data, and vendor profiles.
  • Partner with Accounting to ensure clean financial cutoffs, deposit transfers, and reconciliation of transition-related items.
  • Facilitate communication with on-site teams to support operational readiness post-transition.
  • Track and update project milestones in transition systems or project management tools.
  • Identify risks, gaps, or issues and escalate as appropriate to ensure successful property transitions.
  • Maintain accurate and organized transition files for compliance and audit purposes.
  • Contribute to process improvement efforts to streamline transition workflows and data integrity.
  • Assist in performing post-close true ups for multifamily and commercial properties by reviewing the purchase and sale agreement to identify all items subject to adjustment (e.g. prorations, reconciliations, credits, escrows). Validating actual revenues, expenses, utility charges, rents, CAM reconciliations, taxes, and other prorated items against closing estimates.

Qualifications

Education & Experience

  • Bachelor’s degree in Business, Real Estate, Finance, or related field preferred.
  • 2+ years of experience in property management, real estate operations, data analysis, or project coordination required.
  • Experience supporting property acquisitions, dispositions, or transitions is highly preferred.

Knowledge, Skills & Abilities

  • Strong attention to detail and ability to manage multiple projects simultaneously.
  • Excellent analytical and data validation skills.
  • Strong written and verbal communication skills.
  • Ability to collaborate across departments and work with both internal and external partners.
  • Proficiency with property management systems (Yardi, RealPage, MRI, etc.) preferred.
  • Advanced Excel skills and experience with data auditing or reporting tools.
  • Highly organized with strong follow-through and ability to meet deadlines.
