Position Overview:

Join a dynamic boutique real estate development firm where collaboration and creativity are at the heart of every project. We are dedicated to master planning, creative direction, and interior design, delivering exceptional outcomes by empowering our team to innovate. As a Project Manager, you will play a crucial role in managing a portfolio of residential, commercial, and hospitality projects across the U.S., with a primary focus in the Greater Philadelphia region.

In this role, you will serve as the Owner's Representative, responsible for overseeing project delivery from feasibility through to closeout. You will protect the design intent while ensuring adherence to budget and schedule without compromising quality. Reporting to the Project Director, you'll be the central integrator among various teams, utilizing your deep construction knowledge and over 5 years of hands-on experience to manage multiple complex projects effectively.

Key Responsibilities:

  • Project Leadership & Owner's Representation: Maintain high-level client communication regarding budget, schedule, scope, and logistics while upholding a high standard of service.
  • Project Execution: Lead projects from pre-development through construction, ensuring alignment with design and execution goals.
  • Strategic Planning: Develop execution strategies that respect approved budgets, schedules, and design visions.
  • Risk Management: Proactively identify project risks and present mitigation strategies.
  • Feasibility Support: Assist in early project analysis, including budget and schedule evaluations.

Budget, Scope & Schedule Management:

  • Build comprehensive project budgets with oversight from leadership.
  • Establish and track master project schedules, ensuring adherence to deadlines across all phases.
  • Monitor financials by tracking costs against budget and evaluating invoices for accuracy.
  • Lead cost estimating and value engineering with consultants.
  • Elicit, negotiate, and manage change orders to protect the project's integrity.

Consultant & Contractor Management:

  • Manage architects, engineers, and contractors from concept to execution, ensuring project alignment.
  • Facilitate timely decision-making during design phases.
  • Oversee contractor performance during all project stages to ensure compliance with contract requirements.

Design, Coordination & Quality Oversight:

  • Lead coordination meetings to align all project disciplines.
  • Review design documents for completeness and adherence to budget.
  • Ensure construction quality aligns with approved designs.

Permitting, Approvals & Local Coordination:

  • Facilitate zoning and permitting processes in partnership with consultants and local authorities.
  • Track compliance with approvals and ensure effective communication with stakeholders.

Construction Administration & Closeout:

  • Initiate and lead project meetings, distributing clear notes and action items.
  • Conduct regular site observations to ensure quality and schedule adherence.
  • Manage workflows for RFIs and change management, ensuring timely processes.
  • Oversee project closeout, including documentation and transitioning to clients.

Required Qualifications:

  • Education: Bachelor’s degree in Real Estate Management, Construction Management, Architecture, Engineering, or a related field.
  • Experience: At least 5 years of relevant experience in real estate development or project management with a proven record of managing complex projects successfully.
  • Proficiency in scheduling software (Microsoft Project or Project 365) and Microsoft or Google Suite.
