Senior Property Manager - Commercial Real Estate

Our client, a distinguished Real Estate investment and management firm, is seeking a highly motivated and experienced Senior Property Manager to oversee their commercial property portfolio in Indore, Madhya Pradesh, IN . This vital role requires a comprehensive understanding of property operations, tenant relations, financial management, and market dynamics to ensure the profitability and optimal performance of the assets. The ideal candidate will possess strong leadership capabilities, excellent negotiation skills, and a proven track record in commercial real estate management. This position requires a significant on-site presence to effectively manage the properties and engage with tenants, vendors, and the regional management team in Indore.

Key Responsibilities:

Oversee the day-to-day operations of a portfolio of commercial properties, including office buildings, retail spaces, and industrial units. Develop and implement strategic property management plans to maximize asset value and tenant satisfaction. Manage all aspects of tenant relations, including leasing, lease renewals, rent collection, and dispute resolution. Conduct regular property inspections to ensure buildings are maintained to the highest standards and identify any required repairs or improvements. Oversee and manage vendor contracts, including maintenance, security, and janitorial services, ensuring quality and cost-effectiveness. Develop and manage annual operating budgets for each property, monitor expenses, and implement cost-saving measures. Prepare detailed financial reports, including variance analysis, cash flow statements, and occupancy reports for senior management. Ensure compliance with all relevant laws, regulations, and lease agreements. Lead and mentor property management staff, fostering a high-performance culture. Coordinate with leasing agents to achieve optimal occupancy rates and rental income. Manage capital improvement projects, from planning and budgeting to overseeing contractors and ensuring timely completion. Respond promptly and professionally to tenant inquiries and requests. Develop and maintain strong relationships with tenants, vendors, and the local business community. Implement and enforce building rules and regulations. Stay abreast of market trends, competitor activities, and economic conditions affecting the commercial real estate sector in the Indore region. Qualifications:

Bachelor's degree in Real Estate, Business Administration, Finance, or a related field. Minimum of 7 years of progressive experience in commercial property management. Proven track record of successfully managing diverse commercial real estate portfolios. In-depth knowledge of property operations, leasing, tenant relations, and financial management. Strong understanding of building systems, maintenance, and capital improvement projects. Excellent leadership, communication, negotiation, and problem-solving skills. Proficiency in property management software (e.g., Yardi, MRI, AppFolio) and Microsoft Office Suite. Ability to develop and manage budgets effectively and analyze financial performance. Understanding of real estate law and regulatory compliance. A valid real estate license or relevant professional certification (e.g., RPA, CPM) is highly desirable. Demonstrated ability to build and maintain strong relationships with stakeholders. Willingness to be based in and actively manage properties in Indore, Madhya Pradesh, IN .
