The Director of Property Management will provide oversight for a group of apartment communities in the DC market. This role is accountable for driving overall portfolio performance, with a strong focus on profitability, operational excellence, and long-term asset value. The Director ensures each property is adequately staffed, well-operated, and aligned with organizational goals, balancing investor objectives with a supportive experience for employees, residents, and the surrounding community. Serving as a senior leader, this position sets standards, addresses complex operational and financial issues, and safeguards the stability and performance of each community within the portfolio.
Responsibilities
- Oversee operational and financial management of multiple apartment communities in the DC area.
- Monitor and direct implementation of strategic business and marketing plans for the portfolio.
- Lead quarterly meetings with Regional and Community Managers to communicate initiatives, changes, and legal updates.
- Collaborate with development partners on all phases of property redevelopment and construction projects.
- Implement cost control strategies, minimize delinquency, and identify opportunities for revenue growth.
- Partner with property managers on budgeting, reforecasting, and achieving income, expense, and leasing targets.
- Foster a positive, inclusive workplace culture focused on employee engagement and resident satisfaction.
- Manage performance issues, recruit top talent, and empower teams to achieve business goals and establish best practices.
Must-Have Skills:
- DC Property Management License
- 5+ years managing multi-family properties in the DC area
- Prior experience managing development projects and/or turnaround properties
- Excellent communication and presentation skills with diverse stakeholders, including owners, investors, residents, and vendors.
Nice-to-Have Skills:
- BA/BS degree.
- Professional designations such as CAM, ARM, or CAPS.
- Prior experience managing luxury assets and lease-up communities
