Real Estate Acquisition Manager – Rental Portfolio
Location: Delhi NCR (with planned expansion to Mumbai & Goa)

This mindset is now being applied to the launch of a premium residential rental portfolio, designed to scale across major Indian cities, starting with Delhi NCR.
What is the role:
We are building a premium rental portfolio from the ground up, targeting 50+ residential units across Delhi, Mumbai, and Goa. This role will lead the first acquisition phase in Delhi NCR, with ownership of sourcing, negotiating, and securing high-quality residential apartments under structured license agreements.
Once the Delhi portfolio is stabilized, the role will help replicate the acquisition model in Mumbai and Goa with local support. This is a hands-on, high-impact position suited for someone who understands landlord psychology, brokerage ecosystems, and residential leasing documentation.
- Identify and source 2 BHK / 3 BHK residential apartments in priority Delhi NCR micro-markets suitable for short- to medium-term rental use
- Build and manage relationships with landlords, brokers, society offices, and property managers to generate on- and off-market opportunities
- Conduct physical property visits to assess condition, location quality, and rental viability
- Negotiate commercial terms including rent, security deposit (target 2–3 months), lock-in periods, escalation, and renewal clauses
- Structure and present alternative security arrangements such as bank guarantees or fixed deposit receipts where applicable
- Secure exclusive or priority acquisition rights for portfolio-managed properties
- Coordinate with legal counsel to draft, register, and manage 11‑month leave-and-license agreements including e-stamping
- Ensure tenant verification and local compliance documentation are embedded into lease workflows
- Maintain a structured digital repository for agreements, landlord KYC, and registration records
- Track rental trends, yields, vacancy rates, and supply pipelines to inform acquisition decisions
- Contribute to building standardized acquisition SOPs for replication in Mumbai and Goa
- Provide ground-level market intelligence to support city-wise expansion timing
What you bring:
- 3–7 years of experience in residential real estate acquisition, leasing, property management, or brokerage
- Proven track record of closing a high volume of residential lease transactions (20+ annually preferred)
- Strong knowledge of Delhi NCR micro-markets, prevailing rental norms, and landlord expectations
- Solid negotiation skills with the ability to balance commercial outcomes and long-term relationships
- Working knowledge of 11‑month leave-and-license agreements, e-stamping, and registration processes
- Comfortable using CRMs, digital documentation tools, and spreadsheets for basic yield analysis
- Fluent in Hindi and English
Pay: ₹15,749.59 - ₹64,339.60 per month
