We are people people who pride ourselves in providing our residents with a Positive Living Experience.<br>&nbsp;<br><strong>About this role:&nbsp;</strong><br>&nbsp;<br>The Assistant Manager supports the Community Manager in all aspects of operating an income-producing property, including administrative, leasing, financial, and maintenance functions. This position is designed as a training role to prepare the Assistant Manager for future opportunities as a Community Manager. The Assistant Manager represents the management company’s policies and serves as a role model to peers, ensuring compliance with California landlord-tenant laws and company standards.</div> <div>&nbsp;</div> <div><strong>Hourly pay range:</strong></div> <div><strong>$24.00 - $26.00 DOE</strong></div> <p><strong>What you’ll do - Includes but are not limited to:</strong></p> <p><strong>Leadership</strong></p> <ul> <li>Provide support and guidance to the on-site team, addressing operational challenges effectively.</li> <li>Assume management responsibilities in the absence of the Community Manager.</li> <li>Ensure compliance with Fair Housing and other applicable regulations.</li> </ul> <p><strong>Administrative</strong></p> <ul> <li>Work closely with the Community Manager to learn property management operations, including administrative and financial duties.</li> <li>Assist in developing a cohesive on-site team that reflects the organization’s professionalism and quality.</li> <li>Conduct regular inspections of common areas, apartment units, and grounds to ensure cleanliness, safety, and compliance with California building and health codes.</li> <li>Assist with move-in and move-out administration, including thorough apartment inspections.</li> <li>Understand and support financial and operational reporting requirements.</li> </ul> <p><strong>Financial</strong></p> <ul> <li>Collect rent payments and ensure timely deposits for all income, adhering to California laws regarding rent collection and notices.</li> <li>Serve non-payment notices and follow up on delinquent accounts, coordinating eviction proceedings if necessary, under the guidance of the Community Manager.</li> <li>Maintain compliance with company accounting standards, including weekly and monthly reports.</li> </ul> <p><strong>Leasing and Marketing</strong></p> <ul> <li>Promote available units by responding to inquiries, conducting tours, and showcasing property amenities.</li> <li>Assist in completing and maintaining accurate leasing documents in compliance with Fair Housing laws.</li> <li>Monitor competitive properties and market conditions to recommend pricing adjustments and marketing strategies.</li> <li>Support resident retention programs, including lease renewals and community engagement activities.</li> </ul> <p><strong>Customer Service</strong></p> <ul> <li>Address resident service requests and concerns promptly and professionally, maintaining strong relationships.</li> <li>Ensure maintenance requests are completed within 24–48 hours, notifying residents of any delays.</li> <li>Assist with preparing security deposit dispositions promptly after move-out, ensuring compliance with California security deposit laws.</li> </ul> <p><strong>Compliance</strong></p> <ul> <li>Ensure adherence to Fair Housing, ADA, and California landlord-tenant laws in all operations.</li> <li>Support the management company’s policies on safety, injury prevention, and environmental hazards.</li> </ul> <p><strong>Qualifications and Education</strong></p> <ul> <li>Minimum of two years of property management, leasing, or related experience.</li> <li>Proficiency in Microsoft Office Suite and property management software.</li> <li>Strong understanding of California landlord-tenant laws, Fair Housing standards, and local regulations.</li> <li>Strong communication, organizational, and leadership skills.</li> <li>Ability to problem-solve and adapt to changing priorities.</li> <li>Commitment to excellent customer service and resident satisfaction.</li> <li>Knowledge of basic accounting principles and operational best practices.</li> </ul> <p><strong>Who you are:</strong></p> <ul> <li>Focused with high attention to detail</li> <li>Curious and proactive</li> <li>Growth-oriented and well-organized</li> <li>Disciplined and self sufficient</li> <li>A strong communicator</li> <li>Tech savvy</li> </ul> <p><strong>What’s in it for you:</strong></p> <p>We believe people do their best work when they’re supported—personally, professionally, and beyond.
