Job description
Nord Development Group is seeking a highly motivated and skilled Real Estate Investment Analyst. This role will be responsible for analyzing and underwriting potential large-scale real estate developments in the Northeastern and Southeastern United States. The ideal candidate will have strong analytical capabilities, advanced financial modeling skills, and the ability to communicate complex financial concepts to diverse stakeholders while supporting multiple $100+ million development projects simultaneously.
Examples of Areas of Responsibility
Financial Analysis & Modeling:
- Develop and maintain sophisticated proforma models for various types of real estate deals including ground-up development, value-add acquisitions, and stabilized asset purchases
- Model complex financing and equity structures for development rental and condo projects, incorporating multiple debt layers, tax credit financing, and joint venture partnerships
- Create dynamic sensitivity analyses and scenario modeling to evaluate project risks and returns under various market conditions
- Build and maintain master financial models that can be adapted across different asset types and geographic markets
- Ensure model accuracy through detailed review processes and version control protocols
Investment Committee & Stakeholder Presentations:
- Prepare comprehensive investment memos and presentations for internal and external stakeholders
- Create polished investment committee (IC) presentations that clearly communicate investment thesis, financial projections, and risk factors
- Develop investor return summaries and marketing materials for capital raising activities
- Present findings and recommendations to senior leadership and investment committees
- Coordinate with legal and accounting teams to ensure accurate representation of deal structures
Project Leadership & Financial Oversight:
- Lead conversations regarding the financial standpoint of active and prospective projects with development teams, lenders, and equity partners
- Serve as primary financial point of contact for assigned development projects from acquisition through stabilization
- Monitor project performance against budgets and proformas, identifying variances and recommending corrective actions
- Coordinate quarterly investor reporting and maintain ongoing communication with capital partners
- Support asset management team with annual budgeting and business plan updates
Due Diligence & Documentation Management:
- Assist in the compilation of due diligence materials for multiple $100+ million projects to ensure accuracy and completeness of financial data
- Review and analyze third-party reports including appraisals, market studies, environmental assessments, and engineering reports
- Coordinate with external consultants and advisors throughout the due diligence process
- Maintain organized due diligence data rooms and document tracking systems
- Support legal team with review of purchase agreements, joint venture documents, and financing terms
Accounting & Financial Reporting:
- Prepare monthly draw requests and coordinate with construction teams to ensure accurate cost tracking
- Generate company financial statements utilizing in-house accounting software and coordinate with external accounting firm
- Assist with quarterly and annual financial reporting to investors and lenders
- Support budget-to-actual analysis and cash flow forecasting activities
- Maintain detailed project accounting records and support annual audit processes
Market Research & Strategic Analysis:
- Perform detailed market and unit mix studies using advanced data sources including CoStar, Axiometrics, and census data
- Utilize analytical tools to estimate market rents and develop optimized unit mix recommendations
- Monitor market trends and perform comprehensive risk analysis to identify and assess potential investment opportunities
- Track competitor activities, new supply pipelines, and absorption trends in target markets
- Prepare regular market updates and trend reports for senior leadership
Cross-Functional Collaboration:
- Work closely with development manager and acquisitions teams to ensure successful execution of business strategy
- Coordinate with construction teams on budget development, change order analysis, and project financing
- Collaborate with legal team on transaction structuring and documentation review
- Interface with external partners including lenders, equity investors, brokers, and consultants
Required Qualifications
Education & Experience:
- Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or related field
- 2+ years of experience in real estate analysis, with a focus on multifamily investments and/or capital markets
- Experience working with institutional capital sources and complex financing structures
Technical Skills:
- Advanced proficiency in Microsoft Excel including complex financial modeling and data analysis
- Proficiency in Microsoft PowerPoint for presentation development
- Familiarity with real estate databases such as CoStar or Axiometrics
- Knowledge of accounting software and financial reporting systems
- Experience with document management systems
Core Competencies:
- Strong analytical, research, and problem-solving skills with exceptional attention to detail
- Ability to work independently and manage multiple tasks in a fast-paced, deadline-driven environment
- Excellent written and verbal communication skills with ability to present to senior executives
- Understanding of real estate financial concepts including debt and equity financing, underwriting, development, and leasing
- Knowledge of real estate law, tax implications, and regulatory requirements
- Strong quantitative skills and ability to interpret complex financial data
Industry Knowledge:
- Comprehensive understanding of multifamily development process from acquisition through stabilization
- Knowledge of construction financing including draw procedures and project monitoring
- Understanding of capital markets and institutional investment criteria
- Knowledge of zoning, entitlement processes, and municipal approval procedures
Preferred Qualifications
- Master's degree in Real Estate, Finance, MBA, or related advanced degree
- Previous experience at real estate investment firm, REIT, or institutional investor
- Previous experience with large-scale development projects ($50+ million)
- Experience with joint venture structuring

Pay Range Detail: The expected pay rate will be between $85,000 and $120,000 USD per year at the commencement of employment. This position is considered an exempt position under federal and applicable state wage and hour law. Total compensation, if hired, may include performance-based bonus opportunity. The salary range listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future.
