Job Summary
The Real Estate Development Associate will play a vital role in supporting Senior Development Staff throughout the entire lifecycle of our real estate projects. This includes tasks from acquisition and feasibility assessments to design, entitlements, construction, delivery, stabilization, and project closeout. Candidates should possess a solid understanding of construction management and project delivery, enabling them to coordinate consultants, manage budgets, track schedules, and execute diverse construction projects within urban environments. This position acts as a key liaison between internal teams, contractors, public agencies, and capital partners to ensure projects are completed on time, within budget, and to the high quality standards associated with JL.
Key Responsibilities
- Assist with the daily management of ongoing development and construction projects, including coordination of general contractors, subcontractors, architects, engineers, and other consultants.
- Support the Development Manager in tracking construction progress, monitoring schedules and budgets, and ensuring quality work during all phases, from preconstruction to completion.
- Participate in Owner-Architect-Contractor (OAC) meetings, keep track of action items, and ensure quick resolution of RFIs, submittals, change orders, and other site-related issues.
- Assist in reviewing, negotiating, and managing construction contracts and consultant agreements, including GMPs, bids, and pay applications.
- Contribute to the implementation of project delivery strategies such as preconstruction planning, value engineering, and logistics planning, especially for constrained sites.
- Support the procurement and coordination of FF&E, building systems, and tenant improvements.
- Involve in coordinating dry utilities and new service installations with utility companies and jurisdictional agencies.
- Join site walks, inspections, and punch list development, leading up to final closeout activities.
Predevelopment, Design, & Entitlements
- Contribute to feasibility analysis, due diligence, and planning for acquisitions and developments, including a review of zoning, entitlements, and regulations.
- Assist in selecting and managing due diligence consultants and specialists for entitlements, architecture, engineering, and other services.
- Coordinate all design phases including schematic design through construction documents to ensure they align with program, budget, and schedule.
- Draft RFPs for various services and help evaluate proposals for consultant/team selection.
- Support the entitlement and permit processes through collaborative efforts with regulatory agencies.
Financial Management & Reporting
- Assist in maintaining and updating project pro formas as needed throughout predevelopment and construction, factoring in design changes and costs.
- Support the creation and review of project budgets, forecasts, cost reports, and monthly pay applications.
- Help prepare regular project status reports on financials, schedule, risks, and milestones for senior development staff and committees.
- Facilitate project-level financing activities, including the preparation of due diligence materials and closing documentation.
Documentation, Closeout, & Delivery
- Organize and maintain comprehensive project documentation, including contracts, change orders, certifications, and closeout materials.
- Assist in securing final approvals, occupancy permits, project turn over, and warranty administration.
- Support tenant occupancy activities, relocations, and stabilization efforts.
Qualifications
- Bachelor's degree in real estate development, construction management, engineering, architecture, finance, or a related field.
- A minimum of five (5) years of experience in real estate development or construction management, preferably from an owner’s side or developer-led projects.
- Demonstrated experience in supporting or managing construction phase execution, including budgets, schedules, and contractor management.
- Strong knowledge of construction practices, development sequencing, and project responsibilities for owners.
- Proficient in Microsoft Outlook, Word, Excel, PowerPoint, and Project or similar scheduling tools.
- LEED accreditation or familiarity with sustainable construction practices is a plus.
