About the role The Financial Analyst will support a high‑volume investment sale team in Montreal, QC, taking ownership of the valuation and underwriting process. Responsibilities include performing financial analyses during client presentations and managing the financial due‑diligence process for prospective purchasers in a fast‑paced, transaction‑oriented environment.
Responsibilities Underwrite and value potential development sites using land residuals and development proformas across Quebec.
Underwrite income‑producing commercial real estate with Excel, including Direct Cap and DCF analysis.
Create, summarize, and walk through complex financial modeling scenarios, providing commentary on assumption impacts.
Review, analyze, comprehend, abstract, and interpret real estate documents (leases, appraisals, budgets, rent rolls, condition reports, environmental reports, architectural drawings, zoning bylaws).
Identify critical property‑level financial issues.
Develop content, write presentation packages, and offering memoranda.
Coordinate with debt/equity teams to underwrite based on debt placement scenarios.
Gather and track critical financial data for research and negotiation.
Analyze mortgage documents, including prepayments, yield maintenance, and defeasance.
Present analysis results in formal client settings to audiences with varying financial acumen.
Participate in pitch presentations, prospect meetings, and lead discussions on financial modeling and assumptions.
Stay current on market trends and industry knowledge.
Qualifications 2+ years underwriting experience, preferably in commercial real estate.
Bilingual fluency in French and English (spoken and written).
Bachelor’s degree in Finance, Business, Commerce, or a related field.
Strong analytical and research skills with high data quality and minimal error.
Experience developing financial models, cash flows, IRR, DCF, and Cash‑on‑Cash analysis for cash‑flowing assets and development opportunities.
Advanced Excel proficiency.
Excellent verbal and written communication skills.
Ability to multi‑task and meet tight deadlines.
Ability to communicate, interact, and work effectively with all stakeholders.
Capacity to work in a complex, multidisciplinary team with minimal supervision.
