Job description

The Property Manager is responsible for the day-to-day operations, financial performance, and tenant relations of a portfolio of mixed-use shopping centers in the Dallas, TX. This role serves as the primary on-site and administrative point of contact for tenants, vendors, and ownership, and is accountable for maximizing property value through proactive management of leasing coordination, budgeting, maintenance, and tenant retention. The Property Manager reports directly to the Vice President of Property Management and works closely with leasing, accounting, and tenant coordination teams to execute the strategic goals of each asset.

 

PRINCIPAL JOB ACTIVITIES:

  • Oversee daily operations of a portfolio of 7 mixed-use assets, ensuring properties are well-maintained, safe, and compliant with all applicable codes and regulations.
  • Develop and manage annual operating budgets, CAM reconciliations, and capital expenditure plans; monitor actual performance against budget and report variances to the VP of Property Management.
  • Build and maintain strong relationships with tenants; respond promptly to tenant concerns, resolve disputes, and support tenant retention efforts.
  • Coordinate with the leasing team on lease renewals, tenant improvements, and space planning to minimize vacancy and maximize occupancy across the portfolio.
  • Administer lease terms, including rent collection, escalations, percentage rent, and enforcement of lease compliance; manage delinquencies and coordinate with legal counsel as needed.
  • Select, contract, and manage third-party vendors and contractors (landscaping, janitorial, security, repairs) to ensure quality service at competitive cost.
  • Conduct regular property inspections to identify maintenance, safety, and appearance issues; oversee timely resolution of repairs and capital projects.
  • Prepare and present monthly, quarterly, and annual property performance reports, including financial statements, occupancy updates, and market conditions.
  • Ensure compliance with insurance requirements, risk management practices, and applicable local, state, and federal regulations.
  • Support acquisition and disposition due diligence, including property inspections, lease abstracts, and operational assessments, as needed.
  • Travel regularly among the 7 properties as required for business needs.

REQUIREMENTS:

  • Bachelor's degree in Business, Real Estate, Finance, or a related field preferred; equivalent professional experience will be considered.
  • Minimum of 5 years of experience in commercial property management, with direct experience managing retail shopping centers required.
  • CCIM or CPM certification preferred.
  • Demonstrated experience managing multi-property portfolios and working directly with retail tenants, brokers, and vendors.
  • Strong working knowledge of commercial lease administration, CAM reconciliations, budgeting, and financial reporting.
  • Proficiency in property management software (e.g., Yardi, MRI, or similar) and Microsoft Office Suite.
  • Excellent verbal and written communication, negotiation, and organizational skills.
  • Ability to manage multiple priorities across a portfolio of properties and work independently with minimal supervision.
  • Valid driver's license and ability to travel routinely between properties in Dallas, TX. Reliable transportation required.

WORK ENVIRONMENT:

The work environment is a combination of in-office (Dallas Corporate Headquarters) and on-site work across multiple assets. This position is required to support emergency response needs 24 hours per day / 7 days per week, preferably with a response time under 30 minutes. The requirement in the preceding sentence will not apply if the position is on approved paid time off, approved leave of absence, or another position is approved by the VP of Property Management for a specific period of time to manage on call responsibilities.
