Your Role and Responsibilities:

As a Facilities Operations Engineer, you will play a crucial role in ensuring the optimal performance and reliability of facility systems. Your hands-on technical expertise and troubleshooting skills will contribute to maintaining safe, efficient, and comfortable building environments. Key responsibilities include:

  • Implementing a comprehensive preventive maintenance program to maximize equipment reliability, including routine inspections and servicing across HVAC, electrical, plumbing, and mechanical systems.
  • Conducting corrective maintenance by diagnosing equipment malfunctions and executing timely repairs to restore systems to full operational capacity.
  • Performing daily building rounds and systematic inspections to assess the condition of all building systems, ensuring high performance and documenting equipment status.
  • Utilizing advanced troubleshooting skills to diagnose complex mechanical, electrical, and control system problems, applying technical knowledge to implement effective solutions.

Shift Details:

This position requires a rotating shift schedule with mandatory on-call responsibilities to ensure continuous facility operations and emergency response coverage.

Your Daily Tasks Will Include:

  • Performing building rounds to ensure systems are operational with no alarm conditions.
  • Cleaning HVAC coils, changing filters and belts.
  • Recording temperatures, pressures, and other operating parameters to evaluate system performance.
  • Prioritizing all preventive maintenance, corrective, and urgent work orders.
  • Updating work order statuses in real-time using the CMMS system.
  • Troubleshooting systems and components to ensure reliability.
  • Escalating issues to management in a timely manner.

Additional Responsibilities:

  • Maintaining and repairing locks, doors, and furniture.
  • Documenting fire extinguisher status and maintaining other building systems.
  • Repairing plumbing components like toilets, sinks, and drains.
  • Preparing, priming, and painting building surfaces, as well as performing general maintenance tasks.
  • Completing various tasks as assigned, including tenant service requests.

Qualifications and Skills Required:

  • High School Diploma or equivalent.
  • Proficiency with hand and power tools, diagnostic equipment, and basic computer applications including MS Office and CMMS.
  • Minimum of 3 years of relevant experience in HVAC, Controls, Electrical, or Plumbing.

Technical Skills:

  • Ability to read and interpret blueprints and schematics.
  • Knowledge of building automation systems and computerized maintenance management systems.
  • Electrical troubleshooting competency up to 480V.
  • Understanding of HVAC controls including pneumatic, electric, and DDC systems.

Preferred Experience:

  • 3-5 years of hands-on experience in facilities maintenance and operations.
  • Experience with commercial HVAC systems and building automation controls.
  • Previous involvement in preventive maintenance programs and emergency response situations.

Certifications:

  • EPA Universal Refrigerant Handling Certification.
  • HVAC Certification from a local trade school or adult education program.
  • Qualified Electrical Worker certification.

Location: On-site - Alexandria, VA, Arlington, VA, Washington, DC

Compensation

Estimated salary: $70,000 - $80,000 per year. Actual compensation may vary based on qualifications and market conditions.
