Job Description

Designer – Projects (Architecture & Execution) | UniLiv

📍 Location: Noida (On-Ground Execution)

🏢 Department: New Hostel Development & Expansion

💼 Employment Type: Full-Time

💰 Compensation: INR 4–5 LPA

About UniLiv

UniLiv is building India’s most advanced co-living and student accommodation platform — where design, speed, and operational precision converge to create category-defining living experiences.

We don’t operate properties.

We engineer high-performance living ecosystems — built for scale, consistency, and customer obsession.

Role Overview

We are looking for a high-agency Designer who thinks like a Project Owner.

This is not a conventional design role.

You will own the full lifecycle of new hostel developments — from conceptualization to execution to final handover — ensuring every project meets UniLiv’s benchmarks of speed, cost efficiency, and uncompromising quality.

If you can design beautifully and execute ruthlessly — this role is built for you.

What You’ll Own

1. Design Leadership & Planning

  • Drive space planning, layouts, and design systems aligned with UniLiv’s brand DNA
  • Develop detailed working drawings, BOQs, and technical specifications
  • Ensure design feasibility and execution-readiness through cross-functional alignment
  • Protect and maintain design intent across the execution lifecycle

2. End-to-End Project Ownership

  • Lead the complete development lifecycle of new co-living assets
  • Build and manage execution roadmaps, timelines, and budgets
  • Deliver projects within defined cost, quality, and time benchmarks
  • Track milestones aggressively and anticipate risks before they become problems

3. Execution & Site Control

  • Take full control of on-ground execution with strict quality oversight
  • Conduct frequent site reviews and drive real-time decision-making
  • Solve execution bottlenecks with speed and ownership
  • Ensure compliance with local regulations, approvals, and safety standards

4. Vendor & Commercial Management

  • Identify, onboard, and manage high-performance contractors and vendors
  • Lead commercial negotiations with a strong focus on cost optimization
  • Ensure material quality, timelines, and delivery accountability
  • Collaborate closely with procurement, operations, and central team

Who You Are

Eligibility

  • B.Arch (Mandatory | Non-negotiable)
  • 4+ years of experience in architecture, interiors, or project execution
  • Exposure to hospitality, co-living, or residential projects is a strong advantage
  • Proficiency in AutoCAD, SketchUp, and execution-focused tools

Core Competencies

  • Strong design thinking with execution intelligence
  • Extreme ownership mindset with bias for action
  • Sharp project planning and deadline discipline
  • Proven ability in vendor management & cost control
  • Capability to manage multiple high-pressure projects simultaneously
  • Clear, assertive communication and stakeholder management

Why This Role is Different

  • You don’t “assist” projects — you own and deliver them
  • Direct exposure to 0 → 1 asset creation at scale
  • Work in a culture that rewards speed, accountability, and sharp execution
  • Build infrastructure that impacts thousands of residents across cities

Role Classification

  • Function: Construction & Project Execution
  • Industry: Real Estate | Co-Living | Hospitality Infrastructure
  • Role Category: Project Engineering & Development
