Contracts Manager – Construction (India)

Role Summary

The Contracts Manager will be responsible for the end-to-end management of labour contracts, civil works contracts, and specialist subcontracts across SUYUG’s residential projects on Sarjapur Road. The ideal candidate brings a strong network of contractors and vendors in the Bengaluru South construction ecosystem and can negotiate, execute, and close contracts efficiently within budgets and timelines.

Key Responsibilities

• Source, negotiate, execute, and close labour contracts for construction workforce across all project sites
• Manage civil works contracts covering structural, MEP, and allied packages end-to-end
• Handle specialist subcontracts for finishing works: waterproofing, façade, painting, flooring, landscaping, elevators, and fire safety
• Prepare and review Bills of Quantities (BOQs), rate analyses, and comparative statements for all contract packages
• Negotiate competitive rates with contractors while maintaining quality standards aligned with SUYUG’s 3,000-point quality system
• Build and maintain a robust network of reliable contractors, subcontractors, and material suppliers in the Bengaluru South / Sarjapur corridor
• Ensure all contract documentation is RERA-compliant and adheres to statutory requirements
• Coordinate closely with project management, design, QA/QC, and finance teams for seamless contract execution
• Track contract milestones, handle variations and claims management, and escalate risks proactively
• Prepare MIS reports, contract dashboards, and periodic trackers using MS Excel for management review
• Leverage AutoCAD for reviewing drawings, quantity take-offs, and verifying contractor submissions

Desired Attributes

• Solid negotiation and vendor management skills with a track record of closing contracts within budget
• Well-networked in the Bengaluru construction contractor ecosystem, especially Sarjapur/Electronic City/Hosur Road belt
• Detail-oriented approach to documentation, compliance, and contract administration
• Ability to work under pressure and manage multiple concurrent contracts across project sites
• Excellent communication skills in English and Kannada (Hindi is a plus)
• Familiarity with monolithic concrete construction technology and high-rise residential projects is a significant advantage

Pay: ₹40,000.00 - ₹100,000.00 per month
