Job Description

Job Description: The Assistant Superintendent is responsible for the site logistics, Procore administration, and onsite subcontractor management for ground-up projects. To meet this primary goal the Assistant Superintendent will hold regular subcontractor meetings and liaise between the subcontractors and the Senior PM/Super to affect contract scopes. The Assistant Superintendent will oversee the transition from apartment unit rough-in to the commencement and execution of unit finishes and will manage the punchlist process, ending in the final acceptance and turnover to management.

Wage Status: Exempt (Ineligible for overtime)

Job Responsibilities

Project Knowledge

  • Gain complete fluency in the Architectural, Structural, Civil, and MEP plans
  • Meet and build relationships with the subcontractors, 3 rd party inspection agencies, and design professionals
  • Propose value-engineering solutions which do not detract from the high level of the deliverable. We are committed to the best product in the industry; our sub-contractors will be expected to live up to this expectation

Job logistics and scheduling

  • Regularly status and update the project schedule
  • Communicate project schedules to subcontractors along with look-ahead’s
  • Status subcontractor progress against the project schedule, and provide subcontractors real-time feedback to ensure schedule is met
  • Manage site trucking and delivery logistics, planning ahead with subcontractors

Site General Conditions

  • Perform daily walks of the site interior, and exterior. The site must always look 100% presentable. If any deficiencies are present which appear unsightly or unsafe, schedule remediation immediately

Project Management

  • Actively maintain and enforce OSHA standards along with the Post General Contracting Safety Manager.
  • Ensure Procore is up to date on all drawings
  • Manage subcontractors to upload manpower reports in Procore daily
  • Champion the Procore submittal and RFI process
  • Document deficiencies real-time by tagging the drawings and adding photos in Procore – assigning actions to the appropriate subcontractor, team member, or professional to make corrections
  • Enforce the shop drawing schedule
  • Maintain a shop drawing log
  • Directly review structural and other relevant shop drawings. Provide markups, insights, review for constructability, and manage the revise/resubmission process
  • Conduct weekly subcontractor foreman meetings onsite for subcontractors under direct purview
  • Communicate actively with the engineer and design professionals during the CA phase
  • Ensure all subcontractors invoices are received, reviewed, and submitted to the Senior PM by the 25 th of each month
  • Review budget and proposed change orders monthly with the Senior PM
  • Actively communicate with leadership the project risks, opportunities, cost events, and schedule events.

Requirements

  • Must speak fluent in both Spanish and English.
  • Must have at least 6 years work experience in a professional construction management/ general contracting environment, or equivalent.
  • A keen eye for detail and attention to quality
  • Possess an exceptionally positive attitude and be flexible with assigned tasks
  • Be meticulously organized, able to multi-task and a strive for perfection
  • Be an excellent communicator, and know how to speak firmly to people & get your way
  • Follow a given schedule for reporting, without prompting
  • Want to work in a fast-paced entrepreneurial environment, and desire substantial opportunity for advancement.
  • Have excellent leadership skills
  • Valid Driver's License and reliable transportation required.
  • Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed.
  • Attendance is an imperative job function.
