Role Purpose The Firefighting & Plumbing Manager will be responsible for end-to-end execution, coordination, and compliance of firefighting and plumbing systems for K Raheja Corp’s residential development at Juinagar. The role ensures systems are designed, installed, tested, and commissioned in line with statutory norms, K Raheja Corp quality standards, approved drawings, and project timelines, while coordinating with consultants, contractors, and authorities.

Key Responsibilities

Firefighting Systems (Residential Projects)

• Manage execution of firefighting systems including hydrants, sprinklers, fire pumps, underground/overhead tanks, fire detection and alarm systems.
• Ensure strict compliance with NBC, CFO norms, TAC guidelines, and local fire authority requirements.
• Coordinate inspections, fire NOC approvals, and compliance documentation with Fire Department and statutory bodies.
• Oversee testing, commissioning, and handover of firefighting systems for residential towers and common amenities.
• Conduct periodic fire safety inspections and support mock drills during and post construction.

Plumbing & Sanitation Systems

• Oversee execution of plumbing systems including:
• Water supply (domestic & flushing)
• Drainage & sewerage systems
• Storm water drainage
• STP & associated networks
• Ensure quality of materials, installation methods, and workmanship as per specifications and K Raheja Corp standards.
• Resolve site-level design issues in coordination with consultants.
• Monitor pressure testing, commissioning, and system performance.

Project Execution & Coordination

• Plan and monitor site execution activities to achieve project milestones.
• Coordinate closely with Civil, Electrical, Finishing, and Other MEP teams to avoid clashes and rework.
• Manage contractors, subcontractors, and vendors including manpower planning and productivity.
• Review BOQs, control quantities, minimize wastage, and certify contractor bills.

Quality, Safety & Compliance

• Ensure adherence to K Raheja Corp’s quality systems, safety standards, and best practices.
• Enforce site safety norms, conduct toolbox talks, and ensure contractor compliance.
• Support internal audits, consultant audits, and external inspections.

Handover & Documentation

• Prepare and review as-built drawings, O&M manuals, testing & commissioning records.
• Support smooth handover to Facility Management/O&M teams.
• Attend to snag lists, defects liability issues, and warranty-related matters.

Reporting & Stakeholder Management

• Provide regular progress reports and MIS to the Site Head.
• Coordinate with consultants, architects, authorities, and internal stakeholders.
• Proactively highlight risks, delays, or compliance concerns and recommend solutions.

Qualifications & Experience

• Education: Diploma / BE / BTech in Mechanical Engineering or equivalent.
• Experience:
• 8–12 years of relevant experience in firefighting & plumbing systems.
• Minimum 4–5 years handling residential real estate projects.
• Experience with high-rise residential developments preferred.

Technical Skills

• Strong understanding of residential firefighting and plumbing systems.
• Working knowledge of NBC, CFO norms, and local statutory requirements.
• Ability to read, interpret, and execute MEP drawings and specifications.
• Experience coordinating with government authorities for approvals.
