About the Role

We are looking for a highly driven, deal-focused Commercial Real Estate Acquisition Specialist to lead the front end of our investment pipeline—sourcing, underwriting, and executing acquisitions across retail, medical, industrial, and mixed-use assets.

This is not a back-office role. You will be directly responsible for finding deals, building broker relationships, and pushing transactions to close in a fast-moving environment.

Ideal for someone who is genuinely “deal hungry,” understands real estate fundamentals deeply, and wants to be on the front lines of acquisitions.

Compensation

8-10 LPA + performance-based bonus tied to closed deals — structure to be discussed)

Key Responsibilities

Deal Sourcing & Market Coverage

  • Source both on-market and off-market opportunities
  • Build and maintain strong relationships with brokers, owners, and developers
  • Actively pursue pocket listings and early-stage opportunities
  • Track market activity including cap rates, comps, and pricing trends

Financial Analysis & Underwriting

  • Underwrite acquisitions across retail, medical, office, industrial, and mixed-use
  • Build and analyze financial models (IRR, cash-on-cash, DSCR, yield)
  • Review rent rolls, leases, T-12s, and operating statements
  • Prepare clear, concise investment memos for decision-making

Due Diligence & Transaction Execution

  • Coordinate financial, legal, and technical due diligence
  • Review leases, estoppels, and key documentation
  • Support LOIs, negotiations, and closing processes
  • Work closely with legal, lenders, and internal stakeholders

CRM & Pipeline Management

  • Maintain an organized and active deal pipeline
  • Track broker interactions, deal status, and follow-ups
  • Ensure disciplined execution and visibility across all opportunities

Must-Have Qualifications

  • 2–6 years of experience in CRE acquisitions, brokerage, investment, or private equity
  • Strong financial modeling and underwriting skills (Excel-driven)
  • Familiarity with tools like Argus (preferred but not mandatory)
  • Excellent communication and negotiation abilities
  • High ownership mindset — self-starter who pushes deals forward
  • Detail-oriented with strong commercial instincts
  • Comfortable operating in a high-volume, fast-paced environment

Preferred Background

  • Experience with retail, medical, QSR, or industrial assets
  • Exposure to institutional or private investor environments
