A Strategic Role at the Heart of Logistic ROLE PURPOSE The Real Estate Portfolio & Transactions Manager leads Intelcom | Dragonfly’s corporate real estate portfolio strategy, lease transactions, and portfolio performance. As a functional manager and strategic advisor, this role drives data-driven decision-making across a multi-site portfolio, leading a small team while serving as the primary internal owner of transaction strategy, financial evaluation, and portfolio governance. This role bridges portfolio strategy, transaction execution, financial analysis, and team leadership — ensuring all real estate decisions align with corporate financial objectives, operational requirements, and long-term scalability. PEOPLE & TEAM LEADERSHIP Directly manage and develop the Lease Administration & Transactions Coordinator, including goal-setting, performance management, coaching, and career development. Define team priorities, workload, and execution standards to ensure the lease administration function supports portfolio strategy and financial reporting obligations. Build team capability in lease data management, documentation quality, and transaction support processes. Recruit, onboard, and retain high-performing team members as the portfolio grows. Foster a collaborative, high-accountability team environment aligned with corporate values. PORTFOLIO STRATEGY & OPTIMIZATION Own and maintain a comprehensive view of Intelcom’s real estate portfolio including lease commitments, occupancy costs, term structure, flexibility, and risk exposure. Lead development of portfolio analytics, scenario models, and sensitivity analyses supporting network growth, consolidation, relocation, and exit strategies. Evaluate portfolio trade-offs and deliver risk-adjusted recommendations to CRE leadership and executive stakeholders. Identify and quantify portfolio risks including lease concentration, term clustering, market exposure, and cost escalation; lead mitigation strategies. Own portfolio dashboards and reporting, ensuring CRE leadership has clear visibility into costs, lease exposure, and strategic decision points. Align real estate portfolio strategy with business growth plans in partnership with Operations, Finance, and Network Planning. LEASE TRANSACTIONS & FINANCIAL EVALUATION Lead end-to-end financial evaluation of lease transactions including renewals, relocations, expansions, consolidations, and exits. Build, own, and maintain transaction financial models including cash flow projections, NPV analysis, occupancy cost comparisons, and scenario sensitivity analysis. Evaluate deal economics, incentives, rent structures, operating cost exposure, and TI investments; develop negotiation strategy in partnership with CRE leadership. Review lease documentation to identify financial, commercial, and risk provisions in coordination with Legal and external advisors. Lead or co-lead transaction negotiations supported by data-driven insights and commercial benchmarks. TRANSACTION PIPELINE & EXECUTION GOVERNANCE Own the transaction pipeline and deal tracker covering all active negotiations, renewals, relocations, and upcoming lease events. Define and maintain governance standards for transaction documentation, approval workflows, and lease document templates across the portfolio. Coordinate transaction timelines with brokers, landlords, Legal, and internal stakeholders to ensure timely decision-making and execution. Lead preparation of financial analysis and executive decision materials for real estate transaction approvals. Ensure deal documentation, approvals, and execution align with corporate governance standards. LEASE ADMINISTRATION & PORTFOLIO DATA INTEGRITY Ensure portfolio data accuracy, completeness, and audit-readiness within lease management systems or portfolio databases. Oversee and maintain high-quality lease abstraction practices, codifying key financial, commercial, and legal provisions into structured portfolio records. Track critical lease dates including renewal options, termination rights, expansion options, and rent adjustments; ensure proactive escalation to leadership. Monitor lease costs including base rent, operating costs, and recoveries; lead variance analysis against budget forecasts. Review and challenge landlord CAM reconciliations and operating expense calculations; identify and pursue recovery or negotiation opportunities. Support IFRS 16 / ASC 842 compliance by maintaining accurate lease data inputs for right-of-use asset and lease liability calculations, in coordination with Finance and external auditors. MARKET INTELLIGENCE & BROKER GOVERNANCE Lead broker selection, performance evaluation, and governance processes; define standards for broker engagement and deliverable quality. Maintain strong internal ownership of portfolio strategy and transaction evaluation; critically assess broker recommendations through independent financial and portfolio analysis. Monitor market trends, lease benchmarks, rental rates, and incentive structures across key markets. Build and maintain relationships with external brokers, landlords, and transaction advisors as a senior point of contact. PORTFOLIO RISK MANAGEMENT Own portfolio risk identification and reporting, including market exposure, landlord concentration, cost volatility, and operational constraints. Maintain visibility on portfolio expiration schedules and strategic lease events; drive proactive planning for renewals, relocations, and strategic repositioning. Escalate material risks to CRE leadership with structured analysis and recommended mitigation strategies. EXECUTIVE & INTERNAL STAKEHOLDER ENGAGEMENT Serve as the primary CRE advisor to internal business leaders, translating operational needs into portfolio scenarios and transaction strategies. Deliver clear, concise communication of portfolio risks, transaction status, and financial implications to business leaders and executive stakeholders. Represent the CRE function in senior cross-functional forums, contributing portfolio expertise to business planning and investment decisions. Champion disciplined, data-driven real estate decision-making across the organization. QUALIFICATIONS & EXPERIENCE Required: Degree in Business, Real Estate, Finance, Economics, Law, or related discipline. 12+ years of commercial real estate experience supporting multi-site portfolios, lease transactions, or portfolio strategy. Demonstrated people management experience, including direct management of at least one report; ability to lead, develop, and hold a team accountable. Strong understanding of commercial lease structures, transaction economics, and portfolio risk drivers. Advanced financial modeling skills including cash flow analysis, NPV modeling, and scenario evaluation. Strong analytical and critical thinking abilities with a structured approach to problem-solving. Ability to communicate complex financial and strategic insights clearly to senior and executive stakeholders. Highly organized with the ability to manage multiple transactions, portfolio initiatives, and direct reports simultaneously. Proficiency with lease administration systems, portfolio management platforms, or IWMS tools. Preferred: Experience supporting logistics, distribution, or industrial real estate portfolios. Experience leading broker governance, selection processes, and performance reviews. Demonstrated experience working directly with legal counsel on lease terms, amendments, and legal matters; working knowledge of commercial real estate legal terminology and document review. Bilingual proficiency in French and English (written and spoken) — an asset given portfolio presence in Quebec. Ability to maintain composure and effectiveness in high-pressure environments including time-sensitive negotiations and multi-stakeholder settings. Why Join Us?
