About you The Vice President, Real Estate Management Services is responsible for the overall leadership, performance, and strategic direction of Colliers property management operations across British Columbia. In this position you are a key member of the Western Canada senior leadership team, this role oversees a team of Directors and regional leaders, driving operational excellence across a mixed portfolio with an emphasis on first class office. The Vice President will play a critical role in shaping and executing strategy, elevating client service delivery, and enhancing asset performance. This position requires a highly accomplished leader with deep experience in office properties, strong financial and operational expertise, and a demonstrated ability to contribute to business growth through client engagement and new business development. In this role, you will… Strategic Leadership & Operations Provide executive leadership for property management operations across British Columbia, with a strong emphasis on A class office asset performance. Establish and execute strategic priorities aligned with Colliers’ national platform, client objectives, and growth strategy. Oversee a complex portfolio, ensuring operational excellence, alignment with corporate objectives, tenant satisfaction, and consistent service delivery. Partner closely with leasing, asset management, operations, construction, project management, and accounting teams to optimize asset value and client outcomes. Champion innovation, technology adoption, sustainability, and continuous improvement initiatives across the portfolio. People Leadership & Culture Lead, mentor, and develop a high-performing team of Directors, Regional Managers, and property professionals. Foster a culture of accountability, collaboration, and service excellence. Drive talent development, succession planning, and employee engagement across the region. Financial & Asset Performance Provide oversight of operating and capital budgets, ensuring alignment with client investment strategies. Monitor portfolio performance, identify opportunities to enhance NOI, and implement cost optimization strategies. Monitor the profitability of each portfolio and drive overall regional profitability. Ensure rigorous financial controls, reporting accuracy, and compliance with regulatory and client requirements. Client Relations & Business Development Build and maintain strong relationships with key clients and stakeholders, serving as a trusted advisor. Act as a senior point of contact for strategic client engagements and service delivery. Play an active role in business development, including supporting pursuits, contributing to proposals, and identifying opportunities to expand Colliers’ management portfolio particularly within the office sector. Partner with brokerage and capital markets teams to support integrated client solutions and new mandates. What you’ll bring Minimum 15+ years of progressive experience in commercial real estate, with significant leadership responsibility. Extensive experience managing large-scale A class office assets, with a deep understanding of tenant expectations, building operations, and market dynamics. Proven executive leadership capability, with experience leading through scale, complexity, and change. Strong track record in aligning operations with broader business strategy and driving performance outcomes. Property management license in British Columbia with BCFSA. Managing Broker’s License an asset. Recognized real estate industry certification (e.g., RPA, FMA, CPM, Urban Land Diploma) preferred. Demonstrated involvement in business development, client retention, and growth initiatives. Advanced financial acumen, including budgeting, forecasting, and asset performance analysis. Strong working knowledge of commercial real estate law, particularly commercial leases. Exceptional communication and relationship management skills, with the ability to influence senior stakeholders. Proficiency with property management systems (e.g., Yardi, Power BI, Angus) and strong analytical capabilities Pursuant to local law, Colliers is disclosing the following information: Area / Location Specific: Vancouver Approximate Base Salary Range for this Role: $180,000- $220,000 Our compensation ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all national locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
