Atlantic Coast Mortgage, LLC (“ACM”) is seeking a Underwriting Help Desk / Construction Lending Specialist to join our growing construction lending team. This role plays a key part in supporting the review, analysis, and processing of bridge and construction loan transactions. The ideal candidate will have a solid foundation in residential mortgage underwriting, strong communication skills, exceptional attention to detail, and a desire to learn specialized lending products such as construction and bridge financing.

Job Responsibilities
- Act as the main point of contact for ACM’s bridge and construction loan products.
- Respond to scenario questions and review loan applications to ensure proper guideline alignment and structure.
- Research and respond to guideline inquiries, providing accurate and timely underwriting support.
- Assist loan officers and processors with loan eligibility, structuring, and guideline interpretation.
- Perform due diligence reviews of builders and construction-related documentation; clear underwriting conditions prior to closing and coordinate directly with builders as needed.
- Prepare construction files for loan modification to perm once construction is complete.
- Review and analyze complex income documentation, including personal and business tax returns, and perform calculations for qualifying income.
Qualifications
- Minimum of 2 years of mortgage underwriting or junior underwriting experience.
- Working knowledge of residential mortgage underwriting guidelines, documentation standards, and risk principles.
- Experience with Fannie Mae Desktop Underwriter (DU) and Freddie Mac Loan Product Advisor (LPA).
- Strong verbal and written communication skills with ability to interact professionally with loan officers, borrowers, builders, and internal teams.
- Exceptional attention to detail and strong organizational skills.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Experience with construction, bridge, or specialty lending products preferred but not required; training provided.
- Knowledge of applicable federal and state mortgage lending regulations.
- Experience reviewing income, assets, credit, and collateral documentation.
- Demonstrated ability to quickly learn new products, systems, and guidelines.
